What makes TLC Properties different?
TLC Properties is honored to have our residents call our community home; we do not take that responsibility lightly. We design for each of our communities to meet the needs of its residents. Regardless of your home community, you can rest assured that every team member will meet you with excellence and unbridled service.
Are there upfront costs to apply?
- $50 application fee per applicant 18 and older
- $395 administrative fee per apartment home
Additional “move-in” costs include utilities, deposit alternatives, parking, etc. Application and admin fees are non-refundable.
What does the administrative fee cover?
The one-time administrative fee reserves your apartment home and covers all administrative handlings regarding move-in/move-out and throughout your residency.
What are your income and credit requirements for approval?
- 600+ Credit score
- 2.5 times the proposed monthly rent
Not meeting these requirements does not mean automatic failure. Conditions may be applied if these requirements are not met.
What are the grounds for my application to be denied?

What is Renter’s Insurance?
Renters insurance provides coverage for damage or other incidents to the apartment home. TLC requires all residents to obtain renters insurance either through their community or through a third party if personal property coverage is needed. If obtained through a TLC community, it will be a liability policy only.
Can I sublet my apartment home?
Subletting is not allowed at any point during your lease, this includes Airbnb, VRBO, or any similar platform.
Is parking included?
Parking is open to you and your guests on a first-come, first-serve basis. Upon reservation, covered and/or reserved parking may be available in your community. This can be clarified with the property staff.
How are maintenance issues handled when the office is closed?
We offer on-call maintenance for emergencies outside office hours, please call (417) 851-1725.
Is your community pet-friendly?
Absolutely! We require a one-time pet fee of $300 per pet due at move-in or when the pet comes to live at the apartment home. We do not require pet rent and have no size, weight, or breed restrictions. TLC Properties only allows up to three pets per apartment home.
